The redevelopment of Old Granada Studios (OGS) stands as one of Manchester’s most significant heritage‑led regeneration projects. Originally opened in 1956 as the UK’s first purpose‑built television studios, this landmark site has been re‑imagined by Allied London into a vibrant mixed‑use destination, bringing together hospitality, workspace, leisure, cultural and community‑focused uses.
Dalbergia was initially appointed as Project Manager and Employer’s Agent, overseeing early design coordination, procurement, commercial strategy and programme management. As the project moved into delivery, our role naturally evolved and midway through construction, we were also appointed as Cost Manager. We concluded the scheme acting as both Employer’s Agent and Cost Manager, responsible for cost control, commercial assurance and ensuring that final completion aligned with both client objectives and operator requirements.
The project brings together several high‑profile operators, most notably Soho House Manchester, the brand’s first site in the North of England and Mollie’s Motel & Diner, its first city‑centre location. These anchor the wider OGS masterplan, which also incorporates creative studios, workspace and community oriented amenities, re‑establishing the site as a cornerstone of Manchester’s cultural and social landscape.
